Some Examples of land cost in different regions of the State

 

Average prices.  Will vary depending on infrastructure (nearness to hard surface roads, city, electricity, water availability, soils, time underdevelopment). In general, land in the southern part of the State is more expensive and crops intensive.  Northern region cattle raising.

 

NOTE: In Southern Brazil,  cost per hectare is approximately R$25,8100 (US$4,644 p/acre) while in the more remote North of Brazil land can be purchased for R$14.00 p/hectare (US$ 3.00 p/acre). This cheap land may well have documentation problems and for sure is completely undeveloped and very far from civilization and can only be reached by private plane, riverboat and maybe by road.

UPDATE: Aug 08

The most expensive land in the State of Goiás is in the municipios of Rio Verde and Santa Helena.  Top producing land for grains is valued at around R$ 7.800,00; 12 months ago this same land was valued at around R$ 6.400,00.

 

Top developed pasture land has increased about 92,21% to R$ 4.160,00 o hectare (area around Brasilia).

 

The most expensive land for grains is around the Cascavel and Toledo areas of Paraná: R$ 25.700,00.

 

In Bebedouro, SP, orange groves land prices have increased 5.754% in the last 36 months.

(July 08 - conversion 1.60 = 1US$)   Land prices are increasing at fast rate.  Ranch land that was selling for R$12,000 alq is now going for R$23,000)  Bubble?

(Jan 08 - conversion: 1.77 Reais = 1 US$)   Land prices are rebounding.   In 2007 prices increased on average 19% due to strong grains prices and expanded sugarcane activities)

 

(Oct 07 - conversion: 1.80 Reais = 1 US$)

 

(June 07 - conversion: 1.93 Reais  = 1US$ which has increased land prices in US$ by about 20% plus in some regions land prices have increased Reais due to ethanol boom)

 

(June 06 - conversion: 2.25 Reais = 1US$)
